I don’t understand
Don’t worry, it’s a common problem – most people new to the property market find the whole financing debacle a daunting process. You need the finance to purchase a property – and really, that is all you need to know. A mortgage advisor will connect the dots for you – so it becomes about choosing the right advisor.
I know which banks are fastest, what criteria each are looking for (or types of financing they do not want), I even know financing options outside of the banks for the out-of-the-criteria situations – second tier lending and financing from the private sector.
But which lender?
I had a client a little while back, she was under a lot of pressure – five days to go unconditional or the funding would not go ahead. This situation was created because a broker sent her application to the wrong bank. They do not fund properties of a particular size (too small). It was a set up for failure.
This is something I pride myself on, knowing where the best outcome for my clients will be. I knew the bank she needed to be with that ticked all the right boxes. In the end I found her approved finance just one day before it was due.
My knowledge is your power
This knowledge did not come easy, I studied and majored in finance and economics. I spent almost 10 years within the banking system in various roles from a graduate analyst right through to frontline Commercial Manager. I’m now about to conclude my third year as a mortgage adviser.
As a property investor myself, I have experienced both sides of the system. Not only does my history and experience give me insight into the system, but I also regularly keep up with finance news and changes in the market and with all lenders.
With the current challenges around CCCFA changes, it’s never been more important to engage a mortgage adviser at the START of your journey to home ownership so that you are best prepared for the banks scrutiny.
